Commercial Roof Coatings
At Mak-Lyn Roofing Company in Houston, TX, we commonly see six cases where the application of commercial roof coatings makes good sense. Roof coatings like elastomeric coatings and emulsion coatings can be used to:
- Extend the life of a roof by reflecting damaging ultraviolet rays away from the roof's membrane
- Restore a moderately-aged roof to a waterproof, watertight condition
- Replace deteriorated coatings applied during initial roof installation
- Reduce cooling costs with reflective coatings
- Improve the appearance of visible roofs
- Increase fire resistance
Commercial roof coatings are not appropriate for:
- Bad roofs that need replacement
- Roofs prone to ponding
- Roofing systems in areas with excessive dust, steam, dirt and debris
What Are Elastomeric Coatings?
Elastomeric coatings have a stretchy, elastic property that adapts well to changing temperatures and environmental conditions. These coatings may be made of latex, acrylic, neoprene, urethane or silicone and are ideal for metal and polyurethane foam roofs. They're tough but flexible, resist dirt well, and protect the roof from moisture seepage caused by windy rain, especially in hurricane-prone areas.
What Are Emulsion Coatings?
Emulsion coatings are a mix of bitumen and water stabilized by an emulsifying agent for uniform bitumen dispersion. These commercial roof coatings have superior protective properties, increase fire resistance, and are well-suited to asphalt built-up or modified bitumen roofing systems.
